Privacy Policy
How Montreal Condos collects, uses, and protects your personal information, in accordance with Quebec's Act respecting the protection of personal information in the private sector (as amended by Law 25).

Who we are
Montreal Condos operates montoit.ca, a website that aggregates publicly listed condominium data for the Montreal area. This policy explains what personal information we collect and why. For any privacy question or request, contact our privacy officer at privacy@montoit.ca.
What we collect and why
We collect only what the service needs to work. Specifically:
- Account email address. When you create an account, sign-in is handled by our authentication provider (Clerk). We receive your email address to identify your account, secure sign-in, and send the emails you ask for (welcome, daily digest, and any instant alerts you opt into).
- Saved home location. If you set a home location, we store its coordinates to compute distances and commute estimates to listings. When you are signed in, it is saved to your account; when you are signed out, it is stored under a random first-party identifier held in the condo_aid cookie (this identifier is app-private and is never shared with any analytics provider).
- Your saved listings. The stance you take on a listing — shortlist, watch, or reject, with an optional note — is stored so your lists persist and so we can send the listing alerts you enabled.
- Usage and error analytics. We use PostHog to understand how the site is used. This includes automatically captured page views and page leaves, session activity, and the capture of application errors (including errors that occur on our servers). Analytics do NOT run until you accept them in the cookie banner.
- Payment information for paid lookups. When you purchase a Registre foncier (Quebec Land Register) lookup, payment is processed by Stripe. Your card details are entered directly with Stripe and are never stored on our servers; we retain only the record that a purchase was made and its status.
Purposes
We use your personal information to: provide and secure your account; save and display your home location, distances, and commute estimates; keep your saved listings and send the listing and saved-search alerts you enabled; process payments for the paid lookups you request; measure and improve the site and diagnose errors (only with your consent to analytics); and comply with our legal obligations. We do not sell your personal information.
Cookies and tracking
Essential cookies are required for the site to function and are exempt from the consent requirement, but we disclose them here:
- Clerk session cookie — keeps you signed in.
- condo_aid — a random first-party identifier used to save your home location and preferences while signed out. Not shared with any third party.
- generaltranslation.locale — remembers your language choice (French or English).
- condo_consent — records your cookie-consent decision so we can honour it.
Non-essential cookies require your explicit consent and are NOT set until you accept them:
- PostHog analytics cookies — product analytics, session tracking, and error capture. These are only loaded after you accept analytics in the cookie banner. You can accept or refuse with equal ease, and you can change your choice at any time in the section below.
Your analytics choice
You can withdraw or grant your consent to analytics at any time using the control below. Refusing or withdrawing consent does not affect access to the site.
Retention
We keep personal information only as long as needed for the purposes above. Account information (email, saved home, saved listings) is kept while your account is active and is deleted when you delete your account or ask us to delete it. Signed-out home/preferences tied to the condo_aid cookie are removed when the cookie is cleared or after it expires (one year). Analytics data is retained according to PostHog's retention settings. Payment records are kept as required by law (including tax and accounting obligations).
Your rights
Under Law 25 you have the right to access the personal information we hold about you, to have it corrected if it is inaccurate or incomplete, and to have it deleted. You may also withdraw your consent to analytics at any time. To exercise any of these rights, contact our privacy officer at privacy@montoit.ca. We will respond within the timelines required by law. If you are not satisfied with our response, you may file a complaint with the Commission d'accès à l'information du Québec.
