The service
montoit.ca aggregates publicly available condominium listing information and combines it with public reference data (municipal assessment roll, permits, schools, transit, and Quebec Land Register sales) to produce derived signals such as price-per-square-foot comparisons, deal indicators, and neighbourhood market statistics.
Evidence, not an appraisal
Derived signals — comparables, deal scores, ask-versus-sold gaps, market trends, and similar figures — are evidence for your own judgment, not an appraisal, valuation, or recommendation to buy, sell, or price any property. They don't provide a verdict on a listing. Always verify important details against the original source and seek advice from a licensed real-estate broker, appraiser, notary, or other professional before making a decision.
No warranty on data accuracy
Listing data comes from third-party sources and can be incomplete, out of date, or incorrect. Price changes, sales, and withdrawals can appear here after they occur. We provide the site “as is” and “as available,” without warranty of any kind as to accuracy, completeness, or fitness for a particular purpose. To the fullest extent permitted by law, we aren't liable for any decision made in reliance on the information shown.
Paid Land Register lookups
Some features let you purchase a lookup of Quebec Land Register (Registre foncier) records for a specific lot, for a fee shown before purchase. Payment is processed by Stripe. A lookup returns publicly available register data (such as recorded sales and inscriptions) and any summary we derive from it; that summary is likewise evidence, not an appraisal. Because a lookup is a digital good delivered immediately, purchases are generally non-refundable except where a lookup fails to deliver or the law requires otherwise.
Acceptable use
You agree to use the site for lawful, personal purposes and not to scrape, resell, or bulk-extract the data, interfere with the service, or attempt to access it in a way that violates these terms or applicable law.
